Marketing Your Home Listing
So, you’ve decided to sell your home in Illinois. Perhaps, your family has outgrown the starter property. Maybe, you’ve come into a windfall of extra money. Regardless of the reason, it’s time to spring into action!
As a first step, you’ll want to have your home listed on the MLS. From a marketing perspective, one of the key benefits of working with a Realtor is having your home listed here. However, you can still achieve this by paying a flat fee to a local brokerage.
Once that’s done, it’s time to market your home outside of the MLS. For this step, there are virtually limitless routes you can take.
Word of Mouth
When performing any type of marketing activity, word of mouth is a tried and true method. By reaching out to your friends, family, and local communities, you can tap into a wealth of resources who may know of someone looking for a new home, possibly even in your area.
Digital Options
The real estate industry has an abundance of platforms catered to advertising properties. Commonly used platforms include Zillow, Trulia, Realtor.com, and Homes.com. However, this is 2019, and digital listing platforms are no longer limited to the ones specifically focused on real estate.
A digital classified solution, such as Craigslist, could be a great avenue for listing properties. Also, social media sites like Facebook have recently introduced features (like the Facebook Marketplace) that act like classified databases. Plus, Facebook is now placing a greater emphasis on Groups, and there are a wide variety of them directly aimed at the Chicagoland and Illinois real estate markets.
Photography & Video Walkthroughs
Although some consider this to be an additional expense, it can certainly be a worthwhile one. Hiring a professional to highlight the best qualities of your home can also help viewers to see what made you fall in love with the property in the first place.
Not only that, but an actual video walkthrough can help to transport others to your property before they even step inside. On one hand, this can save you and your Realtor (if you have one) time if it isn’t what they’re looking for. But, on the other, this can lead to you “selling” the property before you even have a conversation with the person looking at it.
Summary
When it comes to marketing your property, there is no straightforward route to getting the job done. However, employing some of the aforementioned tactics can help your home stand above the rest.
